We are looking for a bright, motivated, organised individual to join our busy commercial property team.

The role is a paralegal role and will suit someone looking to work in a fast paced and demanding environment working on some exciting projects in Manchester and the NW. This is a hands-on role! The successful candidate will need to be organised and efficient and will need to be able to work well in a team environment. The role is a client facing role and therefore the candidate must have excellent written and oral communication skills.

Primary daily activities will include as follows:

  1. Drafting & Document Preparation
  • Setting up and maintaining datarooms
  • Preparing sale and refinance packs
  • Preparing sale and purchase contracts for freehold and leasehold properties.
  • Drafting contracts and other supplemental transactional documents
  • Preparing completion statements and financial breakdowns.
  • Liaise with lender’s solicitors on refinance matters and respond to any enquiries raised
  • Arrange for any security documents to be signed by the client and, if applicable, return these to the incoming lender in time for completion.
  1. Due Diligence
  • Reviewing title documents and official copies from HM Land Registry.
  • Checking for restrictive covenants, easements, and rights of way.
  • Reviewing planning permissions and local authority consents.
  • Investigating ownership structures and company searches via Companies House.
  1. Searches & Compliance
  • Ordering and reviewing local authority, drainage, environmental, and chancel repair searches.
  • Ensuring compliance with UK anti-money laundering (AML) regulations and conducting client due diligence (CDD).
  • Checking EPC (Energy Performance Certificate) compliance and other statutory requirements.
  1. Transaction Management
  • Managing key dates for exchange and completion.
  • Liaising with clients, solicitors, lenders, and surveyors.
  • Preparing and circulating completion packs.
  • Coordinating undertakings and release of funds.
  1. Land Registry & Post-Completion
  • Liaising with property support to ensure all post-completion formalities are dealt with
  • Calculating and filing Stamp Duty Land Tax (SDLT) returns via HMRC portal.
  • Ensuring registration of title and charges post-completion.
  • Assisting with any Land Registry requisitions
  • Sending updated title documents to clients and lenders.
  1. Financial Administration
  • Calculating SDLT and ensuring timely payment.
  • Preparing invoices and managing client account funds in accordance with SRA Accounts Rules.
  • Handling undertakings and completion monies.
  1. Communication & Coordination
  • Acting as a point of contact for clients and third parties.
  • Providing regular updates on transaction progress.
  • Coordinating with lenders for mortgage documentation and discharge of charges.
  1. File Management & Compliance
  • Maintaining accurate and compliant files in line with SRA and GDPR requirements.
  • Archiving completed files and ensuring retention policies are followed.
