HMLR to introduce “extra checks” on forms DS1: applications to discharge may take longer11 Apr 2018
As part of HMLR’s improvement to their counter-fraud processes and systems, they have implemented new checks on applications to remove mortgages from title registers. The additional checks are to help identify and prevent fraudulent applications.
There are three application routes to remove a mortgage from a title register:
1. Form DS1, which is sent by post, through the Land Registry Portal or Business Gateway;
2. An electronic DS1 (e-DS1), which is sent through the Lender Service; and
3. An electronic discharge through a virtual private network.
The additional checks affect DS1s submitted by post or through the Land Registry Portal or Business Gateway and mean that some applications may take longer.
HMLR have suggested one way their customers can help is by using an e-DS1 or electronic discharge. An electronic discharge helps reduce the risk of fraud, as the lender submits the discharge directly to the Land Registry. They confirmed that taking this approach will help customers avoid delays in their applications. Lenders can also assist by responding quickly to HMLR’s checks.
