Kuits is accredited under the Conveyancing Quality Scheme (CQS), a national quality standard for residential conveyancing practices that are authorised and regulated by the Solicitors Regulation Authority across the UK.

Unlike a number of other law firms, Kuits does not engage in the practice of paying a referral fee to another company who might recommend us to you. Therefore, you can be confident that anyone recommending our services is doing so based on the quality of our service and expertise.

Unlike some solicitors or conveyancing firms, we do not charge you an additional supplemental fee for:

  • Receiving instructions from your lender to act on its behalf on a purchase
  • Preparing and submitting a Stamp Duty Land Tax (SDLT) return on a purchase
  • Redeeming mortgages secured on the property on a sale

Advising on a leasehold house purchase or sale (due to the additional amount of work involved, we will typically charge a higher fee to act in a transaction involving a flat or shared ownership lease. This will however be included in our quotation)

Disbursements are fees we are required to pay to other parties on your behalf, which you will then be required to reimburse us for. These prices are set by other parties and you will be required to pay these no matter which advisor you choose. The disbursements you have to pay, however, will vary depending on the particulars of your transaction.

Stamp Duty Land Tax (SDLT): The amount of SDLT you will have to pay when buying a property will depend on variables such as the purchase price, whether or not you are a first-time buyer, and whether or not you own or have interest in other properties worldwide. You can calculate your SDLT here.

Additional fees may be charged in the following circumstances:

  • Dealing with defects in title – the additional fee will depend on the nature of the defect and the work involved to remedy it
  • Dealing with unusual lending or redemption requirements – again, the additional fee will depend on the nature of the issue and the work involved to deal with it
  • Arranging indemnity insurance policies – we will make an administration charge of £75 plus VAT for each indemnity insurance policy we have to arrange
  • You may require additional advice around your tax position, including Stamp Duty Land Tax (SDLT), Inheritance Tax (IHT) or Capital Gains Tax (CGT). Tax advice does not form part of our retainer and any advice required will be charged separately. Our tax and estate planning team are top-ranked in the Legal 500 for the North West and can help you with any inheritance tax planning or wills advice you may need.
  • If you are moving in with partner to whom you are not married, you might want to consider obtaining advice on a cohabitation agreement, which will help protect your assets in the event or a separation.

Purchases

  • Taking initial instructions – we discuss with you your desired outcome, as well as take from you the information we will need in order to move your matter forward.
  • Reviewing the contract, title and supporting documentation, and raising enquiries of the sellers’ solicitors.
  • Submitting appropriate searches, reviewing the results and reporting to you on them.
  • Reporting to you on the title and replies to our enquiries, and sending contract documentation to you for signing.
  • If you are planning to apply for a mortgage, we expect to receive instructions from your lenders to act on their behalf. Unlike some other solicitors or conveyancing firms we do not charge an additional fee for this.
  • Liaising with you, the sellers’ solicitors and the estate agents to agree exchange and completion dates.
  • Preparing statements of account in readiness for completion.
  • Preparing the Stamp Duty Land Tax (SDLT) return prior to completion in readiness for electronic submission to HMRC within the statutory time limits. Specific advice surrounding SDLT liability will attract an additional fee but this will be agreed with you in advance. Unlike some other solicitors or conveyancing firms we do not charge an administration fee for simply preparing and submitting the SDLT return.
  • Liaising with Land Registry in order to register you as the owner of the property.

 

Sales

  • Taking initial instructions – we discuss with you your desired outcome, as well as take from you the information we will need in order to move your matter forward.
  • Preparing the contract, title and supporting documentation, and dealing with enquiries of the sellers’ solicitors.
  • Sending contract and transfer documentation to you for signing.
  • Liaising with you, the sellers’ solicitors and the estate agents to agree exchange and completion dates.
  • Preparing statements of account in readiness for completion.
  • Redeeming mortgages secured on the property and sending you the net proceeds of sale. Whilst a charge of £48.00 is made to send funds electronically to the lender to redeem the loan unlike some other solicitors or conveyancing firms we do not charge an administration fee for simply redeeming the loan.

Each transaction is different but, as a general guide, our estimate of likely timescales involved from the point you return the initial paperwork to us up to exchange is 8-12 weeks. Completion typically takes place shortly thereafter. This is only a broad guide and as we progress your matter we would be in a better position to advise you of likely timescales.
